Winemaking facility uncorks processing potential

Cornucopia Winery is a purpose-built integrated facility that offers freehold land, specialised winery improvements and an operating contract winemaking business, delivering a practical, ready-to-use processing base for wine companies, growers and operators seeking dependable capacity in a major production region.

The winery occupies a 3,878sqm freehold Industrial 2-zoned site at 21 Cloudy Bay Drive within the Cloudy Bay Business Park in the well-established and evolving Riverlands industrial precinct, a recognised hub for commercial wine and food processing.

The wider Riverlands precinct is recognised for its strong connectivity to national freight and transport networks, with efficient access to Blenheim, State Highway 1, Marlborough Airport, the Picton Ferry Terminal and the Port of Picton. The Cloudy Bay Business Park sits 8 kilometres down State Highway 1 from the Blenheim town centre.

Cornucopia Winery will be auctioned on Thursday 29th October, and is being marketed by Wade Cornelius of Bayleys Marlborough.

Cornelius says the broader wine market is shifting in ways that make established processing facilities increasingly valuable.

“The wine industry has continued to adjust rather than stand still, with global challenges prompting growers and wineries to refine their operations. New Zealand producers have remained resilient, and the sector is now moving toward a more balanced footing,” he says.

“This normalisation has seen rising demand for contract winemaking from growers who lack processing facilities. Cornucopia gives purchasers an established production platform without the cost and time involved in developing a new winery.

“Interest has already come from viticultural business owners seeking to secure throughput and maximise profitability, along with enquiry from offshore operators evaluating Marlborough as a strategic base for business acquisition.”

Cornelius says the property’s appeal lies in its blend of scale, strategic positioning and immediate production capability.

“Cornucopia represents a strategic opportunity to secure established wine-production infrastructure in Marlborough, with meaningful capacity from day one and the flexibility to grow, reposition or integrate the operation into a wider wine business.

As Marlborough continues to attract investment from domestic and international wine companies, opportunities to acquire purpose-built production assets in the Riverlands precinct are limited.
