Investors have the chance to secure the property housing an established Whanganui accommodation provider on a long lease, underpinned by a sizeable riverside landholding.
With some 21 rooms and capacity for around 54 quests, Anndion Lodge Motel and Function Centre offers diverse accommodation options plus conference and event facilities, a few minutes from the city centre.
The lodge provides short-term and longer stays for a wide range of domestic and overseas visitors, with bookings supported by listings on global travel sites such as Tripadvisor, Expedia and Booking.com.
The Anzac Parade lodge complex will earn new owners an annual net rental return of approximately $180,583 plus outgoings and GST, with nearly 25 years remaining on the lease and CPI rent reviews every two years.
With approximately 965 square metres of buildings and 4,874 square metres of residential-zoned land, the site is being marketed by Bayleys for its secure long-term income, underlying land scale and strategic appeal.
The property at 143-145 Anzac Parade East, Whanganui, is on offer to buyers by way of a tender closing on Thursday 29 October, through Bayleys Whanganui, and will not be sold prior.
The sale is being marketed by Bayleys Manawatu-Whanganui franchise director John Bartley.
The lodge and function centre business is excluded from the sale.
Bartley says the sale presents a straightforward commercial property investment proposition for private investors, family businesses, accommodation landlords and regional investors seeking dependable income and long-term exposure to an established Whanganui asset.
“Anndion Lodge has a deep-rooted presence in Whanganui’s accommodation market, backed by a central riverside location handy to tourism, sporting and commercial offerings. With the long-term lease to the lodge operator, the property has a proven formula of an entrenched occupier trading from a purpose-suited accommodation facility.
“The combination of long-term income, CPI rental growth and underlying land scale creates an attractive proposition for passive investors seeking a regional investment with enduring potential,” says Bartley.
Anndion Lodge provides ensuite rooms, motel units, family accommodation, lodge rooms and shared-facility rooms. These cater to a broad mix of leisure travellers, families, sporting groups, international visitors and corporate and worker accommodation.
“A particular strength is the ability to accommodate groups and longer-stay guests. The lodge can be booked exclusively for group stays, work or family events and other gatherings, while its dedicated worker accommodation is suited to project and trade crews needing short-term or longer arrangements,” Bartley says.
The guest rooms are complemented by comprehensive guest amenities, including communal lounge and dining areas, self-catering kitchen facilities, laundry, swimming pool, covered barbecue courtyard, off-street parking and river-facing outdoor areas. The function and private group facilities add further versatility to the operation.
Bartley says the location, a short drive from the city centre and handy to Whanganui’s tourism attractions and sporting facilities, is a key advantage for the property and business.
“Te Whare o Rehua Sarjeant Gallery, billed as a ‘must see’ by Timeout Travel and National Geographic, is minutes away – as is the locally famous Kowhai Park children’s playground, mini golf, go carts and skateboard ramp, and the city’s base for football at Wembley Park.
“Anndion Lodge is also an excellent base for exploring wider attractions such as the Whanganui River Road and Whanganui Journey canoe adventure, and the central North Island ski fields are within an easy drive,” Bartley says.
