Silverdale village strip ripe for development

The property housing a strip of five diverse commercial tenants is up for sale ripe for a multistorey redevelopment project in one of Auckland’s fastest-growing town centres.

The prominent corner site in Silverdale Village enjoys excellent exposure to vehicle and foot traffic with over 40 metres of frontage on Silverdale Street and visibility to the Hibiscus Coast Highway.

Comprising three adjoining freehold titles across a combined 916 square metres (more or less), the property's scale, location and zoning combine to deliver an adaptable platform for investors and developers alike.

Currently fully leased to five well-known medical, retail and service occupiers, including national brands Skin Institute, SPCA and Harbour Hospice, the site generates a combined net rental return of approximately $384,474 plus outgoings and GST per annum.

Bayleys salesperson Graeme Perigo said this represented a reliable diversified holding income for new owners, who would also have exceptional long-term potential to redevelop or reposition the site.

“Business – Town Centre zoning allows for significant intensification with buildings up to 18 metres, or around six storeys high, and generous coverage allowances. This makes the Silverdale Street site ripe for the creation of a landmark multi-level commercial or mixed-use project in the heart of this rapidly expanding town centre,” Perigo said.

The freehold land and buildings at 4-10 Silverdale Street, Silverdale, Auckland, are being offered for sale through Perigo and colleague Ben Clare of Bayleys Silverdale.

The property will be sold by deadline private treaty closing on Wednesday 10 December, unless it is sold prior.

Perigo said buyers would gain a strategic landholding within a growing coastal hub supported by strong population and infrastructure growth.

The quintet of well-presented tenancies are contained within three adjoining buildings with a combined floor area of more than 900 square metres.

“Each tenancy is well maintained with modern interiors and functional layouts tailored to the needs of the occupiers, supported by plenty of on-site customer parking and rear access.

“The property’s excellent visibility lends itself to clear signage opportunities, while dual access points support ease of entry,” said Perigo.

Clare said zoning as part of Silverdale’s town centre under Auckland’s unitary plan enabled wide-ranging retail, commercial, community and residential activities within a pedestrian-friendly environment.

“At this central position in the Silverdale Village commercial precinct, this zoning supports continued growth, flexibility of use, and redevelopment potential, allowing for increased building height and density in line with the wider Silverdale Centre plan.

“The site for sale is handy to established retail, medical and service providers in a desirable location. Sustained residential and commercial growth in this area, and the wider Hibiscus Coast, underpins strong demand into the foreseeable future.

“Easily accessible via Silverdale Street and Silverdale Street West, this location connects seamlessly to key routes including the Hibiscus Coast Highway, Wainui Road and the Northern Motorway. This supports both customer convenience and efficient business operations for tenants of the existing premises, as well as the development fundamentals for a future project to unlock this site’s full potential,” Clare said.
