Rare release of development-ready land in Pukekohe

A substantial 27ha landholding in Pukekohe, recently live zoned to unlock land for new housing supply, is being offered to the market, representing one of the largest and most strategically positioned development opportunities to come to market in the southern Auckland growth area, Bayleys brokers say.

Bayleys South Auckland’s Shane Snijder, Peter Sullivan and Kristine Liu are marketing the freehold landholding at 50 Pukekohe East and 47 Golding Road, for sale by tender, closing at 4pm on Thursday 30th October 2025 (unless sold prior).

Snijder says that the recent rezoning classification has unlocked significant capacity for residential development, positioning the property as a cornerstone for future intensification at a time when government policy continues to encourage higher-density housing delivery across the region.

Comprising two contiguous titles - 18.1ha at Pukekohe East Road, and 9ha at Golding Road, the property was rezoned from Future Urban to Residential to Mixed Housing Urban zone earlier this year.

Snijder says this enables a range of development outcomes, from standalone homes through to terraced housing and low-rise apartments, allowing flexibility to match evolving market demand.

Located just over two kilometres from the Pukekohe Train Station, Town Centre, and close to leading schools and community amenities, the land parcel is strategically positioned to capture demand from a growing population base.

Pukekohe’s upgraded rail link will further enhance its connectivity, reducing travel times to downtown Auckland.

Snijder says Pukekohe has long been recognised as the gateway to Auckland’s southern corridor, with a vibrant centre anchored by retail, dining, and employment in both the commercial and agricultural sectors. Its strong amenity base has already made the suburb a focus for developers, with the success of neighbouring projects including the Paerata Rise Lifestyle Township and the Auranga development on Bremner Road underscoring its development trajectory.

National and international investment has flowed into the wider southern Auckland region, including Fisher & Paykel’s recent acquisition of a 104ha site and major infrastructure investment at Drury South Crossing, which is forecast to create 10,000 local jobs in the coming years.

The government has also committed more than $2.4bn into the Southern Corridor’s infrastructure, underlining the long-term strategic importance of the area.
