One&Only launches Fiji Private Homes

Ultra-luxury resort and residential brand One&Only has unveiled an exclusive collection of Private Homes on Nacula Island, where tropical forest meets the white sands and coral-rich waters of Fiji’s remote Yasawa Islands.

The three-bedroom Private Homes, priced from US$5mn, are the first release within an exclusive collection on the island’s secluded Balawi Beach. They will sit alongside Fiji’s first One&Only resort, forming Kerzner International’s inaugural hospitality destination in the South Pacific, set to open in late 2029.

The resort and Private Homes will sit within 127 acres of oceanfront land, coconut groves and established forest on Nacula Island, northwest of Fiji’s main island, Viti Levu. Although geographically secluded, it remains closely connected to Fiji’s international gateway: Nadi is approximately 30 minutes by seaplane, with helicopter and high-speed boat transfers supported by the new resort’s helipad and jetty.

Four- and five-bedroom Private Homes will follow the initial three-bedroom release as part of this once-in-a-lifetime residential offering.

Designed by Elastic Architects, the One&Only Private Homes in Fiji respond to Nacula’s terrain; buildings follow the contours of the land and established tree clusters, while landscaped separation gives each residence privacy within the wider resort.

Local stone, native timber and artisanal textiles will give the contemporary architecture a distinctly Fijian material language. Oriented to capture light from sunrise through sunset, the homes open towards Balawi Beach, the surrounding forest and the South Pacific.

Each residence will feature expansive indoor-outdoor living spaces, covered and open-air terraces, an oversized infinity pool and expansive bedroom suites. Spa-style bathrooms will include outdoor baths and showers, while a principal entertaining kitchen will be supported by a separate preparation kitchen designed for use by private chefs.
