Land opportunity on Te Awamutu's edge

A large Te Awamutu landholding for sale presents a strategic opportunity for residential developers, investors and land bankers to capitalise on ongoing growth in one of the Waikato’s largest towns.

The approximately 8.86-hectare property on Golf Road is zoned Medium Density Residential. It sits within a growth cell earmarked by Waipā District Council for expansion on Te Awamutu’s southern edge, with development already well underway around the site.

A modern subdivision and retirement village have been created at its north-eastern boundary, reflecting growing demand for housing in a district whose economy is driven by flourishing dairy, livestock and equestrian industries.

Underpinning the land’s value is its position on Te Awamutu’s urban fringe. The Waikato town is an important service centre for a wide rural catchment. It sits some 30 kilometres south of Hamilton on State Highway 3, one of the two main routes south from Auckland and Hamilton.

Te Awamutu’s population swelled by nearly a quarter, to 13,380, in the 10 years to the 2023 census. Wider Waipā is one of the country’s fastest growing districts, with a population projected to grow by more than half over the next 50 years, requiring 4,400 new homes in the next decade, according to the district council.

The property at 49 Golf Road, Te Awamutu, is being offered to buyers by way of a tender closing on Thursday 22 October.

The sale is being marketed by Stuart Gudsell and Willem Brown of Bayleys Real Estate.

Gudsell says the sale presents buyers with a rare opportunity to secure development land at scale in a strategic location, backed by extensive road frontage.

“For developers and land bankers, the scale, zoning and position within the town’s T8 Growth Cell make this a holding worthy of serious consideration.

Other improvements include an aircraft hangar/implement shed built in 2016. An airstrip traverses the land from east to west, which is currently utilised.

Brown says the property is also excellently suited as a large-scale lifestyle holding.
