A sizeable vacant Hornby warehouse/office facility for sale presents an opening for new owner-occupiers/investors to secure a place in one of Christchurch’s strongest industrial hubs.

The versatile property on Carmen Road combines a substantial clear-span warehouse, two ancillary warehouses, plus office, amenities and significant yard space.

Previously home to an event and function venue, the approximately 2,333-square-metre building on a 5,351-square-metre freehold site is being marketed by Bayleys for its scale, functionality and potential – and strategic position in a key commercial and industrial stronghold in the city’s southwest.

The land and buildings at 106A Carmen Road, Hornby, Christchurch, are being offered to buyers with vacant possession. The site will be sold by deadline private treaty closing on Thursday 22 October (unless sold prior), through Graeme Donaldson of Bayleys Canterbury.

“This sale presents an opportunity for an owner-occupier or astute investor to acquire a well-established industrial property with a proven track record and significant potential,” Donaldson says.

Constructed in the 1970s, the building offers a well-balanced blend of warehouse and office accommodation.

Donaldson says the practical and flexible configuration lends itself to the needs of a variety of occupiers, with Industrial General zoning under Christchurch’s district plan permitting an array of potential activities.

“Whether you’re a manufacturer seeking a substantial premises to establish or expand your operations, or an investor looking for a property with future potential and strong tenant appeal, this is an opportunity worthy of inspection.

“With convenient access to arterial routes servicing both the north and south of Christchurch, this established industrial location is well suited to a broad range of manufacturing, warehousing, logistics and trade-related occupiers,” he says.

The main warehouse provides nearly 1,550 square metres of clear-span space. Multiple roller doors and two loading docks enable efficient access for servicing, storage and distribution. Some 275 square metres of additional warehousing is available via two smaller warehouses. Alongside this is some 459 square metres of office and amenity space.

The building has been seismically rated at 73 percent of new building standard back in 2014.

Some 850 square metres of yard space offers valuable flexibility for storage, access and operational requirements and the site contains generous on-site parking for 40 vehicles.

Donaldson says the Hornby location enables new occupiers to rub shoulders with adjoining occupiers such as Tegal and Mainfreight.

“Hornby is home to a broad mix of national and local occupiers, supported by a substantial surrounding workforce and wide-ranging retail, trade and service amenities.

“The area’s accessibility, established infrastructure and strong industrial profile underpins demand from owner-occupiers and businesses seeking well-connected premises in Christchurch’s western industrial corridor.

“Hornby’s efficient road and rail access near Christchurch Airport, the city centre, and the inland ports and logistics facilities of Rolleston adds further to its pulling power.

“The site for sale enjoys excellent connectivity to key arterial routes, with Carmen Road giving direct access to Main South Road, Blenheim Road and State Highway 1. This enables efficient movement throughout Christchurch and to destinations north and south,” Donaldson says.
