A new chapter unfolds in Clevedon

Residential buyers continue to prioritise space, lifestyle, and community, with well-located, family-friendly subdivisions attracting strong interest across Auckland’s rural fringe, Bayleys Lifestyle specialists say.

Nestled in the countryside just a short walk from Clevedon Village, Clevedon Meadows is an emerging residential community at 62-80 Papakura-Clevedon Road, where the rural idyll has been carefully reimagined for modern living.

Stage One – comprising 117 homesites – is now sold out, with a growing number of residents already settled into newly completed homes.

Bayleys National Director of Projects, Suzie Wigglesworth, says the development’s early success reflects sustained demand for quality new-build opportunities in established lifestyle locations.

“Buyers are looking for the chance to create a brand-new home in a setting that already feels like a community,” Wigglesworth says. “Clevedon offers that balance – space, connection, and everyday convenience.”

Bayleys Country and Lifestyle Sales specialist Peter Sullivan, who is marketing sites for sale with colleague Denise Jenner, says this mindset is clearly evident in Clevedon.

“We are seeing that emphasis on intentional living,” he says. “Buyers are prioritising space, connection, and the ability to create something that will last – without the upkeep or the isolation that can come with larger lifestyle blocks.”

Stage Two at Clevedon Meadows is now half sold, with some homes already under construction. The release offers 58 larger sections of 800-900sqm (more or less) to the market. These sites provide the scale to design and build more substantial homes – including multigenerational living arrangements - while still benefiting from a thoughtfully masterplanned environment.

Comprising around 200 flat, fully serviced sections, Clevedon Meadows strikes a careful balance: large enough to foster a sense of community, yet intimate enough to retain peace, privacy and a distinctly rural village character. Design guidelines and covenants underpin the development, ensuring architectural cohesion and protecting long-term value.

Jenner says that sections within Stage Two offer something different. “They’re for people creating that ‘forever’ home – somewhere families can settle in, grow, and adapt over time, without compromising on space or lifestyle.”

Surrounded by rolling pasture, native planting, and bush-clad hills, the development draws on Clevedon’s natural landscape and heritage, while offering the convenience of fully installed infrastructure, including water services.

Beyond the post and rail fencing, Clevedon itself continues to resonate with a wide cross-section of buyers. Its village centre – just minutes’ walk away – is home to boutique shops, galleries, cafes and essential services, while its renowned Sunday markets remain a defining local ritual.

The wider area adds further depth to the lifestyle appeal.

Whitford, Beachlands and Maraetai are all within easy reach, offering golf courses, coastal walkways, cafes and recreational amenities, while Pine Harbour’s ferry connection provides a direct link to Auckland’s CBD in less than 30 minutes.

Jenner says that for those relocating from larger lifestyle properties across southeast Auckland, Clevedon Meadows presents a compelling middle ground - retaining space and the tranquillity of rural living, while introducing ease, connectivity and a stronger sense of neighbourhood.

“With Stage Two sections now selling, and Stage Three planned, Clevedon Meadows represents an opportunity to secure a place in a growing community – and to build a home designed for the years ahead,” she says.
