A destination decades in the making

One of New Zealand’s longest-running privately owned tourism attractions is being offered to the market, presenting investors, tourism operators and lifestyle buyers with the opportunity to acquire an established destination property whose established brand, remarkable natural setting and extensive infrastructure provide a platform for future business growth, Bayleys brokers say.

Bayleys Waterfront and Tourism Sales specialist John Greenwood, together with colleagues Eddie Rizarri and Geoff Graham, is marketing the Rapaura Watergardens at 586 Tapu Coroglen Road as a freehold going concern, at an asking price of $2,900,000 plus GST (if any).

Situated on 26.19ha (more or less) within the foothills of the Coromandel Forest Park, approximately 25 minutes from Thames and around two hours from Auckland, the property combines one of the country’s best-known nature-based attractions with versatile accommodation and hospitality infrastructure.

Developed over more than six decades, the Rapaura Watergardens is recognised by the New Zealand Gardens Trust as a Garden of National Significance, attracting both domestic and international visitors through its network of walking tracks, waterfalls, streams, ponds, landscaped gardens and handcrafted bridges set within regenerating native bush.

“This spectacular property has been nurtured by its long-term owners as a passion-driven tourism destination, creating an opportunity for the next custodian to build on an established reputation while introducing new ideas, experiences and revenue streams,” Greenwood says.

Improvements totalling 481sqm (more or less) include a four-bedroom lodge constructed from native rimu and cedar, and a self-contained one-bedroom cottage, alongside the ‘Koru Café’ and function venue – featuring a commercial kitchen with capacity for up to 120 guests.

Supporting infrastructure includes extensive water systems fed by natural springs, established visitor amenities and operational facilities developed progressively over many years.

Greenwood says the opportunity comes to market as New Zealand’s tourism industry enters a new phase of investment, supported by improving international visitation, strengthening operating fundamentals and a growing demand for authentic destination experiences.

“Internationally, travellers are gravitating toward destinations that offer political stability, natural beauty and authentic experiences. New Zealand continues to benefit from that focus, particularly as visitors show preference for safe, nature-based excursions over mass tourism.

“That environment is also driving demand for tourism assets that already possess what is hardest to recreate: a recognised destination, established infrastructure and a distinctive visitor experience. For many purchasers, the attraction lies not simply in what the business is today, but what it could become. Assets with authentic character and multiple avenues for evolution are attracting competitive interest.”

Fed by natural springs and waterways flowing through the estate, the property’s extensive water features form the centrepiece of the visitor experience while representing decades of investment.

Bayleys Hotels, Tourism and Leisure specialist, Eddie Rizarri, says the property’s greatest strength lies in the breadth of infrastructure already in place, allowing a new owner to focus on evolving the visitor offering.

“Few tourism businesses combine this scale of freehold land, nationally recognised gardens, hospitality facilities, accommodation and lifestyle appeal. The next owner has genuine flexibility to continue operating the garden as they exist today, or introduce complementary offerings such as premium accommodation, wellness experiences, destination dining, events, educational programmes or carefully curated eco-tourism activities,” he says.

The Coromandel Peninsula continues to strengthen its position as one of New Zealand’s premier visitor destinations.

Rizarri says the region has long-appealed to travellers seeking landscapes, authenticity and slower-paced experiences within driving distance of New Zealand’s largest city, and those qualities are becoming increasingly valuable as global tourism evolves.

“Creating a destination of this calibre requires decades of vision, investment and environmental stewardship. That work has already been done here, and the opportunity is abundant for a new owner to take this iconic property with an established identity and shape its next chapter.”
